Over the last 25 years, Resort Properties has stood firmly at the forefront of European Timeshare, consistently breaking industry records. During its first decade it experienced phenomenal success dealing exclusively in cold sale operations for its four Timeshare resorts in Tenerife - Palm Beach Club, Beverly Hills Club, Beverly Hills Heights and Hollywood Mirage Club - with 1,010 units selling out in record time.
To expand its portfolio, in 1985 Resort Properties began construction of three residential developments in Tenerife - Royal Palm, Port Royale and Castle Harbour, which totalled over 1,000 residences and also sold out in record time.
Continuing to push industry boundaries, it was during the nineties that Resort Properties decided the key to its future success would not lie necessarily in the construction of further resorts. With development sales complete, the company decided to explore another avenue of the industry - resales.

The Resales Rationale

 
The concept of resales was not entirely new to Resort Properties at this stage. Its founder, Bob Trotta, had from the very beginning promised each and every one of the owners at his resorts that should they ever wish to relinquish their Timeshare, they were guaranteed to be able to sell when the time came.
So for many years a resale service was provided to those clients who, for whatever reason, wished to sell their Timeshare but still wanted to own property in Tenerife. They could successfully sell their weeks and purchase property outright at one of Resort Properties' three residential developments. Between 1985 and 1992 the company sold over 10,000 resale weeks through its Owner Relations department.
But it was on January 8th 1993 that Resort Properties established its unique, onsite resale department. Honouring his promise to clients, Mr. Trotta stunned the Timeshare industry by ceasing the development of new resorts and focusing solely on expanding the already successful resales operation.
This new approach to the company's sales method was prompted by the ever-changing lives and lifestyles of its dynamic owner base. A client couple may, for example, purchase weeks in a studio apartment and later upgrade one or more times to larger units to fit in with changing family requirements. Then, as their children grow up and no longer come on family holidays, the couple may decide they want to resell and perhaps downsize to a studio or indeed exit the system completely. The flexibility offered by the resales system has satisfied the huge demand for clients to be able to adapt their Timeshare to precisely suit their needs.

Resort Properties Resales Success

 
The Timeshare industry was initially sceptical about Resort Properties' resales venture, believing it would need to continue building more resorts in order to survive. However, the company's talented sales team proved the sceptics wrong. Bob Trotta's radical approach in 1993 proved to be a wise decision and remains the driving force behind Resort Properties' success today, as it continues to operate exclusively in resales.
There are two main reasons why Resort Properties' resales department is so successful. Firstly, the fact that the in-house sales team is uniquely dedicated to resales within its own resorts meaning that it can look after its clients throughout the time that they own - there is no need for a third party resale company. Any resort developer who doesn't offer such a service to its clients risks disappointing them - and industry professionals have observed that selling a product off-site through a third party often devalues the product.
Secondly, when a client asks Resort Properties to sell a week of Timeshare thay are only charged a small listing fee - the company makes its commission once the week is actually sold. Unfortunately, many third party Timeshare resale outfits charge excessive upfront fees and only concentrate on advertising for sellers rather than buyers, letting clients down and giving this sector of the industry a bad name. The shadiest of resale companies will "cold call" an owner to say they have a buyer, collect an enourmous registration fee in advance and then disappear without trace - triggering a flood of negative publicity.
Resort Properties is proof that only a well-established, reputable in-house resales company is worth trusting. Like any respectable estate agent, it will advise its clients of the market value of their Timeshare property and only take a commission once a sale has been achieved - not a moment before.
